Don’t Let Your Electricity Bill Skyrocket

Fairfax County’s proposed substation zoning amendment (ZOAM) will drive up construction costs, weaken our grid, and leave residents paying more.

Substations are the backbone of our electrical system, powering homes, hospitals, and our businesses every day. But this amendment adds needless red tape that makes critical energy projects slower and more expensive.

Fairfax County residents and businesses shouldn’t have to pay the price for bad policy.

Existing Processes are Thorough
and
Well-Regulated

  • The current development process for electrical substations already takes approximately 6-8 years.
  • Substations undergo extensive review by the Fairfax County Planning Commission, including public hearings, staff evaluations, and assessments of visual, operational, and land-use compatibility.

A proposed Special Exception requirement, another new bureaucratic hurdle, would increase the risk of project denial and could extend timelines to nearly 9 years for a single substation. Don’t let the County politicize a process that has worked effectively for decades.

Negative Impact on the Future
of Fairfax County

  • The proposed setback requirements would make it extremely challenging to develop new substations, limiting future grid expansion and economic growth in Fairfax County.
  • Limiting electrical power capacity will stall progress toward renewable energy and sustainability goals.

The proposed requirements will hurt business growth and create serious obstacles to Fairfax County’s energy needs.

New Zoning proposals shouldn’t make it harder to keep the lights on.

Proposed Changes Must be Fair

  • Existing substations and those pending approval have already invested significant time and resources to advance through Fairfax County’s rigorous review process. Imposing new requirements now would add costs, extend timelines, and risk making projects unviable.
  • In the interest of fairness and providing certainty for generating our power, the County should provide reasonable grandfathering for ongoing projects.

Fairfax County should lead by example, playing fair,
and
honoring the rules already in place.
